Antonissen, a family business

Antonissen, which was established in 2009, is a dynamic property developer. We have posted strong growth, with 1,100 completed units in Belgium and 1,250 units for sale. In addition, we have been operating in the Luxembourg market for six years, with several successful developments there too. Our projects are always developed with a well-thought-through vision on living and building, in urban contexts and near nature. Which type of developments do we accept?

  • Residential buildings: apartment buildings with 25 units or more
  • SMEs: sites of 8,000-9,000 sqm and upwards

  • A combination of retail and residential
  • Renovations: this can include all of the above types of developments as part of the upgrade of a site.

We apply a number of criteria to plots and buildings. As part of our search, we target vacant buildings, companies that have closed down, or existing projects (with or without planning permission) that may have run into financing issues, sites in need of remediation, and so on. 

How does the collaboration work? 

Open and transparent communication is key. A collaboration starts from a mutual interest between Antonissen and the partner/owner of a building or land. This is followed by a three-month due diligence period, during which we conduct a thorough risk analysis to identify potential challenges. Any potential obstacles we encounter during this period will determine the future of the collaboration. That way, the seller/owner and Antonissen still have the opportunity to opt out of the project. Once both parties have reached a consensus, the final agreement is drawn up. The contract always includes conditions precedent for obtaining a building permit. These include the presence of a right of way on a property, an agreement regarding the owner’s full ownership of the site, the termination of guarantees, etc. 

You work on a project together. All the parties involved - the owner, the developer, the architect and the municipality/city - must form an optimal team to ensure that a project runs as smoothly as possible and yes, this also implies compromising.

Participation in the project through an exchange or acquisition

You have two options as the site owner. Either you go for cash, which you can then use to participate in the project. Or you participate in the future project, which means you also have more of a say in the development. Trading your property and using it as an investment in the future project is always a good choice. Nowadays, the value of a plot of land will rarely grow exponentially. On the other hand, investing in a unit to rent out can be a smart move, especially if the property value remains stable and the rental income increases. This can be due to an increase in value, passive income, tax benefits and inflation protection.
