Dungelpark is taking shape between Boomlaarstraat, Bosstraat and David Tenierstraat, on a site explicitly designated by the city of Lier as a park-living zone. The entire 3-hectare park area is being restored, with public zones that add real value for the whole neighbourhood. Living in nature can be taken quite literally here: every apartment and home enjoys the full benefit of the park's calm and beauty, just a 10-minute walk from the city centre.
The development combines 69 apartments, 16 penthouses and 28 single-family homes. With this mix, Dungelpark responds to Lier's demographic reality: the city has grown by more than 27 per cent over the past 35 years, with the largest population groups in the 30-40 and 60-70 age brackets. A mix of housing types that gives both young first-time buyers and seniors a place to call home.
This project is a unique example of future-oriented living, where smart densification goes hand in hand with quality of life and the experience of nature. The city of Lier has designated this centrally located site as a park-living zone. And that can be taken quite literally: every home and apartment enjoys the full benefit of the calm and beauty of a park, just a 10-minute walk from the centre.
At the heart of Dungelpark lies the Boomlaarloop, a stream that is currently partly culverted. Thanks to a partnership with the province, it is being fully reopened and integrated into the project. The stream can once again meander freely through the new park and fulfil its ecological role. This not only attracts flora and fauna, but also provides robust water infiltration and storage capacity for the entire surrounding area.
A network of walking paths and small bridges is being laid out around the stream, lit for evening use in collaboration with the city. A flower meadow and a play forest complete the park, making Dungelpark a true green lung that adds value for future residents and neighbours alike.
For us, a successful development creates value not only for future residents, but also for neighbours and even for the whole city and society. We believe this mission has been particularly well achieved here: quality living in the green, with an ecological boost for the neighbourhood. This is a place where you feel truly at home, where safety, a sense of community and tranquillity come first for everyone.
Dungelpark consistently extends Antonissen Development Group's sustainability approach: the site will be entirely free of fossil fuels. The 69 apartments, 16 penthouses and 28 single-family homes are heated through geothermal energy. The apartments are fitted with rooftop solar panels, and rainwater is collected in dedicated tanks and reused where possible. When these reach capacity, the overflow is directed to purpose-built wadis, where it can infiltrate the soil naturally.
An approach that delivers not only on the environment but on the bottom line: lower energy costs, reduced property tax and a home that is ready for tomorrow's regulations.
Dungelpark's location is exceptionally central. The centre of Lier, schools, the swimming pool, several supermarkets and the Heilig Hart Hospital are all within a one-kilometre radius. The mobiscore of 8.9 out of 10 (a Flemish accessibility index) confirms this central position: close to the station, easily reached by public transport, and with smooth road connections to Antwerp, Mechelen, Leuven and Brussels. The fietsostrade cycle highway provides a sustainable link from Lier to Antwerp, and the towpaths along the Nete river are within walking distance.
For those who still take the car, Dungelpark provides an underground car park with 134 spaces, accessed via the surrounding streets. Four above-ground spaces are reserved for car-sharing vehicles. A bicycle storage facility with room for 379 bikes completes the mobility plan.
Sales for Dungelpark have officially started. Those interested can view the scale model of the full project at the sales office on site. The first construction works will begin in early 2027, and if everything goes according to plan, delivery of the first units is expected by the end of 2028.
