Although Loïc Sévin only joined the group at the end of 2022, he was actively involved from the outset in the Antonissen Lux venture, managing the company’s relations with banks. “I used my expertise in real estate finance and my extensive market knowledge to help Antonissen gain a foothold in Luxembourg. I explained how the Luxembourg market works, invited the group’s representatives to local events, and financed some of their first projects in Luxembourg,” Loïc explains. This collaboration was the incentive Loïc needed to continue on the path he has embarked on and leave banking for property development by the end of 2022. Today, he is the COO of Antonissen’s Luxembourg subsidiary.
Our decision to start building developments in Belgium in the tertiary sector/SME sector and for student housing has allowed us to cultivate a certain expertise that now serves as a source of inspiration for Luxembourg. Together, we can flexibly adapt our strategies to challenges as and when they arise. This is the driving force behind our success.
Antonissen Lux currently consists of a team of three employees. “We are currently working on 15 projects, which is a sizeable portfolio for such a small team. Obviously, we also collaborate with local partners on the development and construction of our projects. We are also fortunate that we can rely on the support of all our teams and the expertise of our head office in Antwerp. This integrated approach is one of the success drivers at Antonissen.” The close collaboration between the internal and external teams makes all the difference, especially when the going gets tough. “In Belgium, the impact of rising interest rates was apparent much sooner than in the Grand Duchy. Thanks to our excellent results in Luxembourg, we were able to largely offset this effect. Currently, times are more turbulent in the Luxembourg property market, with many changes creating unrest among property developers. The fact that we also operate in the Belgian market, which is stabilising faster, still guarantees a good balance for now. Together we continue to move forward.” Our identity and our integration in both countries also create great opportunities strategically. “Our decision to start building developments in Belgium in the tertiary sector/SME sector and for student housing has allowed us to cultivate a certain expertise that now serves as a source of inspiration for Luxembourg. Together, we can flexibly adapt our strategies to challenges as and when they arise. This is the driving force behind our success.”
The Luxembourg property market has many specific characteristics. The building standards, finishing details and the often cubist design are very different from what you see in the Belgian market. “On the other hand, we are also trying to introduce new influences in Luxembourg. “Other international developers have also entered the Luxembourg market, albeit with varying degrees of success. “There’s no point in copying and pasting the Belgian strategy in Luxembourg as it wouldn’t work. That’s why we deliberately opted for a local identity. We aim to grow organically from within, with a team that is fully adapted to the Luxembourg market. Of course, we can always call on our Belgian colleagues, but we prefer to work with local architects, contractors and engineers. We value robust competences, good language skills and an open mindset. Half of Luxembourg's population was born in the Grand Duchy, while the other half comes from all over the world. It is this diversity that makes the Grand Duchy so fascinating!”
Antonissen Lux recently began selling its own developments, partnering with some of the best local estate agents and brokers, working on a co-exclusive basis with them. “There was a time when residential developments were very easy to sell. These days, the market is much more complex, requiring a different approach. Thanks to the previous professional experience of the members of the Antonissen Lux team, we can tap into a wealth of financial and technical knowledge. Today, we find that our clients need and expect this more than ever. Whether for investment, tax, registration fees, financing, cost optimisation, risk management or help with designing their apartments... We give our clients targeted advice in a way that is easy to understand. Our in-depth knowledge and personal approach sets us apart from other developers. The quality of our developments seals the deal. We make every effort to have the best offer on the market, with the latest sustainable technologies and the most high-end locations. We recently started work on our Serenade development in Imbringen, which consists of 12 apartments and three spacious villas. Thanks to its architectural qualities and sought-after location, this development will undoubtedly prove a hit with buyers.”
Over the past decade, Luxembourg's population has grown by more than 25 per cent, and in the past 30 years it has even doubled. Each year, there is a net migration balance of 10,000 to 20,000 people. “The demand for real estate in Luxembourg thus remains high, making it a safe investment. Antonissen Lux has numerous projects in the pipeline for 2025. Despite the difficult market conditions, we continue to grow. In time, we want to bring the Luxembourg subsidiary to the same level as our operations in Belgium and make it almost completely autonomous. We have great ambitions and are determined to consolidate our position by excelling in terms of reputation and customer satisfaction.”
